Intermain were engaged to complete a multi-level office fitout for Turner & Townsend on behalf of ESR. Spanning levels 22 through 24, these works took place in the HWT Tower, Victoria. Levels 22 and 23 each required warm shell fitouts with make good works to their core and perimeter walls. Level 24 featured a pre-existing fitout which our team were tasked with demolishing and renewing. This level was divided into two spec suites – 24A and 24B. All three levels required lobby construction.
During the project, Intermain discovered the tenancy had an existing non-compliant acoustic ceiling where a tiled grid system was used to fix double layered plaster with services fitted directly to the plaster. Through multiple inspections with various consultants, we were approved to remove the ceiling and re-fix all services to the above slab and construct a new ceiling with a seismic ceiling grid.
Through collaboration with Hotblack architects, Intermain devised a plan to ensure the lobby ceiling height would work in conjunction with multiple services running through the ceiling, whilst maintaining a similar design to the other floors, ensuring consistency.
Our client had a tenant moving in at the end of the month, so Intermain also worked around the clock to ensure Suite A could be finalised in time, while the ceiling works took place in the background. By coordinating shifts, we were able to ensure a smooth delivery, allowing the new tenant to move in on time.
Additionally, the spec suites used many high-end materials to achieve a quality finish, so required additional specialised works – such as a specific textured paint, which required a trowel for application, as opposed to a standard brush and roller.
