Having completed previous works for Bledisloe, Intermain were recruited again to undertake works on multiple levels of Bledisloe’s office at 332 Kent Street.

Make good, base build upgrade, and speculative fitout

Level 2

Intermain worked closely with Bledisloe on the make good, base build upgrade and speculative fitout of Level 2, 332 Kent Street, Sydney.

The scope of works included bathroom upgrades to the floor, a new end-of-trip shower, change and locker area and speculative fitout for the remainder of the Level 2 floor plate.

The speculative fitout was designed to offer potential tenants a fully fitted workspace around a hybrid working model.

A mix of focus, collaborative, and social spaces were incorporated into the design, providing tenants with collaboration booths, stand up tables, formal meeting rooms, touchdown benches, and relaxed communal and social areas that create opportunities for social interaction and meetings on-the-go.

The meeting and board rooms were situated in the back of the tenancy area, geared towards more formal VC meeting room set ups, and allowing the work zones to have access to the natural light and perimeter windows.

Open ceilings throughout the work zone further highlighted the unique ceiling structure, and provided an added sense of height, brightness, and openness.

The design palette used was sympathetic to the heritage building and restrictions in place for the floor. Feature lighting was cleverly incorporated to highlight the buildings existing brick walls, archways, and unique building features.

The new materials incorporated throughout the spaces add to a modern and refreshing aesthetic that will appeal to many businesses looking for a ‘plug and play’ workspace they can continue to customise after moving in.

Heritage office fitout – made fit for modern day work life

Level 1

Having recently completed works on Bledisloe’s heritage listed building (Level 2), Intermain were approached to fitout another level of their office space. The scope of work included lobby / base build works, exposing and highlighting heritage timber ceilings and salvaging heritage items, as showcased in their lobby display cabinet.

Existing internal heritage elements, such as brick archways, informed the overall design intent and inspiration. Directional spotlights were incorporated to highlight these arches.

As we were working on a lower level in the building, we designed the entry area with custom banquette seating, featuring half-height glazing above, to maximise light across the space.

Furthermore, exposed ceilings, painted white with up-down lighting were featured in our design, to maximise height and light across the space, showcasing the natural beauty of the building.

The inclusion of an open breakout / townhall space embodies an inviting, relaxing feel through our choice of a warm, earthy palette, and encourages collaboration through its support of different working modes. Lending to the feeling of relaxation and wellness are the new end of trip facilities (EOTF).

Bledisloe’s open plan workspace was designed to allow for future flexibility, with a portion of sit-to-stand workstations and hot desks, and three generously sized meeting rooms.

Taking sustainability into account, the existing fitout was retained where possible and heritage elements were honoured and enhanced. Through utilising the existing footprint, we have revitalised the space to align with modern workplace needs.

Our team at Intermain co-ordinated weekly with building management on major noise times and provided safe access through the lobby daily for the building to continue to operate, allowing tenants to continue their day-to-day business. All high-level works were completed out of hours and during weekends. And, to reduce noise transfer and smells, ceiling spraying was co-ordinated in a timely manner to ensure odours were clear from operating hours.
