A Wellness and Sustainability-Focused Transformation at Moore Street, Canberra

Intermain was proud to partner with Marprop on the design and delivery of a multi-faceted project at 12, 14, and 17 Moore Street, Canberra. This transformative project emphasised wellness, sustainability, and adaptability, encompassing five speculative suites and a state-of-the-art End of Trip (EOT) facility.

End of Trip Facilities

The new EOT facility reimagines the previous outdoor area, transforming it into a vibrant and functional space that supports healthier commuting habits. Featuring male and female WCs, DDA amenities, and bike storage, the facility enhances tenant wellness while promoting sustainability. With added conveniences such as bike maintenance areas and e-bike charging stations, the facility offers a seamless experience for future users.

By activating the precinct’s rear area and creating a natural link to local amenities like cafes and outdoor spaces, the EOT facility enriches the building’s appeal. This integration of functionality and amenity reflects a forward-thinking approach to workplace wellness.

Speculative Fitouts

The five speculative suites were designed with flexibility and user well-being at their core. Open-plan workspaces accommodate a range of working styles, from traditional to flexible models, with ample support spaces for quiet work and collaboration. Social and breakout areas were thoughtfully separated from work zones while maintaining visual connection, fostering engagement and community among tenants.

A focus on materiality and texture adds a sense of tactility and warmth to the spaces. Timber-look flooring, workstation tops, and new ceiling treatments create an inviting, residential feel, while joinery and material choices add detail that enhances the user experience.

Prioritising Wellness Through Ergonomic Design

Natural light and thoughtful layouts were prioritised throughout the fitouts to improve mood, energy, and productivity. Ergonomic furniture, including sit-to-stand desks and supportive task seating, further underscores the emphasis on tenant wellbeing. These design elements, combined with optimal workspace positioning, deliver environments that encourage both focus and rejuvenation.

Sustainable Design: Minimising Waste and Maximising Impact

Intermain integrated sustainability principles by reutilising and upgrading existing elements wherever possible. Kitchens were refreshed to align with new schemes, and furniture in good condition was seamlessly incorporated into the designs, reducing waste and environmental impact. This approach ensured that the project maintained a balance between sustainability and contemporary aesthetics.

Challenges and Successes

Despite structural complexities and the constraints of a live building environment, Intermain successfully managed staged handovers, ensuring minimal disruption to existing operations.

The result is a project that reflects Marprop’s commitment to wellness, sustainability, and modern functionality, setting a new standard for commercial spaces in Canberra. This project highlights Intermain’s ability to deliver innovative, environmentally considerate designs while enhancing user experience and wellbeing.
