Successful make good leads to fast leasing & fitout

Intermain were engaged by Marks Henderson to convert their existing tenancies into a warm shell make good, to satisfy their incoming tenant’s lease criteria.

The works included renovating and converting the storage room into end-of-trip facilities, upgrading and freshening up existing building lobbies, and creating a bike storage area, all the while adhering to the building code.

The ground floor lobby required a complete redesign to create a refreshed, and more contemporary welcome point for all visitors and staff. We achieved this by removing existing overpowering colours, and toning the space down with warm, neutral tones through the addition of a feature timber ceiling, soft upholstery, and curved surfaces.

By adding timber elements, integrated planting and creating a new waiting area, we allowed for the space to become more functional and engaging. We carried the finishes through from the lobby into the EOT facilities to maintain consistency across the building.

One of the challenges we overcame was working in a live environment, with tenants occupying space above and adjacent to works. We also had to ensure that our design complimented the pre-existing structures and finishes in the lobby.

Transforming the storage room into a sleek, stylised EOT facility (including showers, bathrooms, lockers and changing spaces) was another challenge we overcame. We worked together with certifiers and underwent numerous DA processes to gain approval to create a compliant space. We were then faced with the challenge of creating a visually interesting space in an ordinary basement. The incorporation of engaging signage into the bike storage area helped to lift the space.

Playing our part in keeping the project sustainable, we ensured we used environmentally conscious finishes, such as green guard certified fabric, joinery laminate with environmental accreditation and low VOCs paint.

Following the completion of the make good stage of this project, Intermain has now been awarded the fitout stage, in preparation for the new tenant. These works are currently underway so watch this space and see how we transform a neutral make good into a stylised fitout…
