Delivering a series of spec fit-outs at KYKO Property Group’s 193 North Quay building in Brisbane’s legal precinct required smart, innovative solutions to appeal to a broad but discerning target clientele.

Intermain consulted closely with both the landlord and the leasing agent to get a full appreciation of their target market. Based on this understanding, we designed a scheme that offered the high-end furnishings and finishes that their prospective clients demanded, as well as the flexibility to brand and re-arrange the final layout to suit their requirements.

Strong communication and collaboration is a hallmark of Intermain’s approach and on this project our regular site meetings with the landlord saw us proactively address any challenges to ensure the program and budget stayed on track.

Executing the project involved demolishing an existing fit-out and carefully planning the floor configuration to allow for four separate tenancies and to maximise natural light and views. Smart space planning also allowed the inclusion of a modern lobby area for the floor. Our clever, cost-engineered selection of materials and finishes for this area will allow this same scheme to be replicated throughout the building over time.

Intermain’s multi-skilled team allowed this project to be delivered seamlessly to a fast-tracked program, giving KYKO Group a confident start to their marketing campaign.
