Intermain delivered a premium commercial office fit-out at Botanicca 3 in Burnley, working alongside Growthpoint and design studio Linear. The project involved subdividing a full-floor plate into four speculative office suites, each designed to appeal to a diverse tenant base through flexible layouts, contemporary design, and sustainable features. With a strong focus on wellness and collaboration, the fit-out meets 5 Star Green Star standards while providing high-quality, ready-to-occupy workspaces that reflect the evolving demands of modern businesses.
Open space to functional tenancies: a smart subdivision
At the heart of the project was a bold ambition: to subdivide a large, open floorplate into four distinct tenancies, each offering a unique design identity. The goal was to strike the perfect balance between high-density office layouts and generous collaborative zones, in response to the growing preference for teamwork spaces and to cater for hybrid ways of working.
Linear’s interior design approach embraced minimalism and modernity. Linear’s design team embraced a minimalistic and contemporary palette, harmonising with the natural surroundings, with bursts of saturated hues drawing the eye to key focal points. A carefully curated mix of materials including hard and soft floor finishes, privacy glazing, and ambient lighting introduced a subtle residential feel to the commercial setting, creating warm and welcoming spaces.
Prioritising workplace wellbeing and Green Building Standards
With wellness and sustainability front of mind, the suites were equipped with ergonomic sit-to-stand desks, acoustic treatments for noise control, and an abundance of natural light. These features not only promoted a healthier work environment but also upheld the building’s prestigious 5 Star Greenstar credentials.
Adaptive thinking: real-time design and delivery adjustments
Intermain’s delivery team navigated complexities with precision, implementing solutions such as gravity-fed drainage systems and the integration of a new distribution board on the floor. Midway through the project, Veris Industry signed on as a tenant, prompting a reconfiguration of Tenancies 3 and 4 into a combined layout. This new layout accommodates 100 workstations at a density of 1:10 and 10.57 square metres per person, showcasing Intermain’s adaptability and responsiveness to client needs.
Market response
The completed suites have been well-received by the market, with only Tenancy 1 remaining available at the time of completion. This project stands as a testament to Intermain’s commitment to creating functional, aesthetically pleasing, and sustainable workspaces that cater to the evolving needs of modern businesses.
