Growthpoint Properties Australia engaged Intermain to revitalise Level 1 of 5 Murray Rose Avenue. With a turnkey design and construct, approach, Intermain managed the project from demolition through to finishes and furniture procurement to deliver flexible, high-quality office spaces that would appeal to a broad tenant mix.

Individually planned suites and a cohesive material palette that support market differentiation

Each speculative suite, ranging from 287 square metres to 703 square metres, was individually planned and styled to stand apart from previous fitouts on the Upper Ground level. Designed by Intermain’s in-house design team, the design intent focused on flexibility and market differentiation. Subtle variations in layout, finishes and furnishings to give each space its own identity, while warm timber tones and neutral fabrics provided a cohesive, professional base. Feature furniture and accent colours added personality, helping each suite feel unique and market-ready.

 

Challenges and solutions

The team overcame several challenges, including stair infill and reconfiguring base building services originally designed for a single tenant. They also tackled access floor and ramp requirements to ensure compliance across the subdivided tenancies. Despite these complexities, the project generated strong leasing interest even before construction was complete, a testament to the quality and appeal of the finished product.
