Initially engaged by building owner Marks Henderson, our team were tasked with designing and delivering upgrades to the building’s ground floor lobby, converting a disused storage room into end of trip facilities, adding a bike storage area in the basement carpark, and the make good of existing tenancies into one warm-shell space to satisfy the lease criteria of an incoming tenant.
Expertly taking on the challenge of a live environment, our team created contemporary common areas, using warm neutral tones, feature timber ceilings, soft upholstery, and curved furnishings to welcome visitors to the building. These finishes were continued into the end of trip facilities, providing additional amenities including showers, lockers, and bike storage for tenants.
Following the successful completion of make good works, Intermain were awarded the contract for fitout of the ground floor and level one tenancy, working alongside Property and Development NSW, Bates Smart, and DBS Consulting. This significant project marks the Registry of Births, Deaths, and Marriages first relocation in nearly two decades, and provides high-end, multi-functional event and workspaces for this essential public service.

The ground floor is divided into two sections; a south wing designed for wedding ceremonies with a reception area, private rooms, and function space; and a north wing for meetings and office functions, providing a breakout space and outdoor seating area. The fitout is elevated by bespoke elements including a custom-designed fabric ceiling featuring integrated backlighting which reflects upon the waterside location, evoking the movement of water and sails. This is complimented by timber batten screens that create distinctive visual separation within the space.
Level one houses office space, meeting rooms, and amenities for staff, where particular attention was given to the integration of AV services into the timber batten ceilings, maintaining the aesthetic intent of the architect’s design. Working with the client, Intermain were able to implement a staged programme for delivery, allowing for the early occupation of level one for the tenant.
As we reflect on this milestone project, we’re reminded of the power of collaboration and creativity. We’ve not only exceeded the expectations of stakeholders, but contributed to our community by transforming this space into a welcoming environment that uplifts all who enter.
