Deka | Two-floor Speculative Suite Fitout

Level 2 & Level 13, 15 William Street, Melbourne

In partnership with 3-Point, for Deka and CBRE, Intermain designed and delivered two full-floor speculative office suites at 15 William Street, Melbourne Victoria. Spanning 4,200sqm across two levels, the team delivered two standout fitouts with their own identity, designed to attract a broad mix of future tenants in a competitive leasing market.

Completed in just 16 weeks through Intermain’s integrated design, delivery and joinery services, the fitout balances flexibility, functionality and sustainability, underpinned by a refined urban aesthetic.

The brief was clear: create speculative suites that appeal to a wide variety of tenants by delivering flexible, efficient and future-ready spaces across two levels.

Intermain’s design team responded with spatial planning that supports over 180 staff per level at a 1:10 density ratio, a mix of formal and informal work points, collaborative zones, quiet spaces and breakout rooms, including height-adjustable workstations to suit varied working styles. While both commercial suites feature a refined urban aesthetic expressed through exposed concrete, open ceiling services and brick-look tiling, each are defined by their own identity, where individuality emerges through thoughtful materiality and detailing.

Level 2 – creativity, connectivity and play

Level 2 establishes a vibrant brand through bold colour accents, creating an energetic and creative environment. At the centre of the floor plate, a generous dual kitchen and breakout dining area connects seamlessly to an expansive outdoor terrace with casual seating and mini putt-putt course—placing networking, social interaction, wellbeing and connectivity at the heart of the workspace.

Level 13 – sophisticated executive suites overlooking Melbourne’s Yarra River

Positioned high above the CBD, Level 13 takes on a more executive tone and palette that shifts to deep browns, burgundies, walnut and neutral finishes, creating a richer, more polished environment. The design is blended with functional planning with several existing bi-fold doors integrated into the new design.

Sustainability and adaptive re-use in new office suites

As part of Intermain’s commitment to sustainable industry practices, an adaptive reuse strategy retained elements of the previous fitout, including integration of some existing meeting rooms, operable wall systems and set ceilings. Specialist demolition partners delivered an 82% landfill diversion rate, recycling metals, timbers, plasterboard and soft furnishings, achieving a more sustainable outcome.
