Rethinking an office fitout for growth and flexibility
This large-scale office fitout project marks another chapter in Intermain’s long-standing relationship with Retail Apparel Group, following the successful delivery of their previous headquarters in Waterloo. With continued business growth, the client required a significantly larger space and a future-proof design to support ongoing expansion.
Engaging Intermain early in the preconstruction phase allowed the team to refine the workspace brief, ensuring it met strategic business needs for the long term. This early collaboration helped define clear project objectives, identify potential budget gaps, and streamline decision-making across stakeholders — a process central to Intermain’s Rethink approach.
Strategic workplace design with a human-centric approach
Working within a 5,000sqm semi-industrial building, Intermain transformed the space into a vibrant workplace designed to reflect Retail Apparel Group’s brand identity and workplace culture. The layout supports agile working styles, collaboration, and wellbeing through considered spatial planning and flexible zones.
The ground floor features a spacious townhall area with tiered seating, a photography studio, and an open lobby with a bespoke marble reception desk and integrated digital screen. A newly constructed staircase leads to a mezzanine level that includes end-of-trip facilities and an outdoor balcony, accessed via a tilt door.
Levels 1 to 3 accommodate the core workspace, including brand-specific shopfronts for each of Retail Apparel Group’s labels, acoustically treated executive areas, and premium amenities such as upgraded bathrooms and meeting suites.

Sustainable commercial fitout with integrated building services
Sustainability and energy efficiency were front of mind in both design and delivery. Intermain installed rooftop solar panels, sensor-activated lighting, and a new mechanical system as part of the tenancy upgrade. These inclusions contribute to the overall performance and future-proofing of the workspace — key priorities for modern commercial offices.
Navigating live site complexities during construction
Intermain successfully managed numerous live site constraints throughout delivery. The base build included an operational childcare centre and café, requiring careful planning to maintain access and ensure safety during all works.
The removal and replacement of lift systems was achieved using an external hoist, while variable ceiling heights required tailored services coordination. Incomplete and inconsistent base-building documentation necessitated extensive site investigation and real-time design resolution throughout the project.
