Seamless transition between lounge and lobby
The client’s vision (developed in close collaboration with Hot Black) was to create a hospitality-inspired space echoing the sophistication and functionality of an airport business lounge. Designed to encourage interaction, relaxation, and collaboration, the space supports community-building, employee wellbeing, and tenant retention.
A key brief was the seamless transition between lounge and lobby. Rather than distinct zones, the design team delivered a unified experience through consistent finishes, lighting, and architectural rhythm.
Creating ‘third spaces’ for community and collaboration
The Lounge redefines workplace interaction, offering tenants a welcoming escape from their typical office environment. Designed to foster social connections, community engagement, and collaboration, it enhances the tenant experience by bridging work and leisure. It also serves as a strategic amenity to attract and retain tenants, strengthening community ties across the tower.
Smart delivery in a live environment
Lobby works were carefully staged to minimise disruption to building operations, with noisy activities restricted to nights and weekends. Early relocation of reception and security desks ensured continuity and maintained a professional front-of-house. Forecourt upgrades included integrated waterproofing and weatherproofing to ensure long-term durability.
To safeguard tenant comfort and safety, Intermain implemented odour and dust controls using water-based products and sealed hoardings, while exclusion zones ensured public safety throughout construction.
Collaboration and delivery
Despite the challenges of working in a live, high-profile building and coordinating with adjacent tenants such as the Herald-Sun and Langham Hotel, Intermain delivered a result that exceeded expectations, and was on time, within budget, and true to the original design intent. This outcome was achieved through close collaboration with ESR Australia and strategic value management, ensuring design integrity while meeting budget requirements.
The Lounge and upgraded lobby now stand as a testament to the collaborative efforts and meticulous planning of Intermain and their partners, creating a vibrant and inviting environment that elevates the overall tenant experience.
