When introduced to the new tenant, the brief was clear: a workspace that reflects who they are, supports how they work, and makes the most of a genuinely distinctive location.
The team delivered a full-floor and mezzanine fitout across 679 sqm — completing the project in seven weeks without disrupting the active, multi-tenanted building. Wharf 10 is also home to a previous Intermain project NSW Registry of Births, Deaths & Marriages, making this a familiar site for the team.
Design rooted in calm
The design takes its cue from the water. Inside, the palette is warm and grounded with rich layering of textures paired with two-tone contrasting timbers that create depth without noise. Material choices subtly echo the movement of the nearby wharf and surrounding greenery, drawing the outside world in without overstating it.
The result is an environment with a natural flow and one that guides people through the space effortlessly, from the full-floor workplace to the mezzanine above. Bespoke joinery,, designed and delivered in-house at Intermain’s local factory and headquarters adds a level of craft and continuity that ties the scheme together.
Building on what was already there
Marks Henderson were fully aligned from the outset on an adaptive reuse approach. Rather than stripping the tenancy back to shell, the worked carefully with the existing built fabric retaining and integrating services, structure and spatial elements wherever possible.
This reduced material waste, shortened the programme, and preserved much of the embodied energy already present in the building. It also allowed the design to feel considered rather than imposed, resulting in a workspace that has grown from its setting rather than been dropped into it.
Delivered without disruption
The building remained live throughout construction, with a NSW Government entity occupying three other tenancies on site. Managing access, noise and programme around an active environment required careful coordination. With strong team collaboration the client-driven scope variations were absorbed and resolved without pushing the completion date.
The 7-week delivery is a reflection of that discipline: collaboration, communication, clean and timely delivery.
