Modern Heritage in Kardos Scanlan’s New Office Fitout

Intermain was engaged by Kardos Scanlan Corporate Lawyers to deliver their new office space in the heritage-listed building at 44 Martin Place. We worked in collaboration with our client’s PM, Alan Larkin from FMX.

The project involved the transformation of Level 5 to facilitate the demand for both privacy and interactivity and composed of over 20 offices running the perimeter of the space with personal and common storage incorporated throughout.

The design team sought to introduce subtle nods to the heritage nature of the building, drawing cues from the era’s rich, earthly palette. They cultivated a rich tonal palette to the front-of-house interiors and breakout areas, utilising timeless natural stone, warm timber accents and luxurious furnishings.

The space featured a number of unique design elements such as a linear natural marble reception desk, bespoke veneer checkerboard boardroom doors, tiled portal design to the front-of-house meeting rooms, and seamlessly integrated appliances to the breakout kitchen.

The biggest challenge was the spatial planning of the floor plate. With a high volume of built environment, it was important to create open spaces that inflected light. The design team also had to maintain connectivity of spaces throughout due to the central lift lobby and atrium location.

Intermain took a number of sustainability measures into account which included sourcing staple furniture items from suppliers with a strong efficacy on environmental consciousness, specifying sustainable fabrics and materials where possible, installing smart appliances to help with energy/water usage, and efficient joinery design to minimise wastage.
