The Brief:
Growthpoint Properties Australia engaged Intermain to design and deliver spec suite fitouts at 5 Murray Rose Avenue, Sydney Olympic Park. The project’s goal was to transform the building’s upper ground floor into four distinct and flexible tenancy options, appealing to a broad spectrum of potential tenants. The design needed to maximise tenancy sizes, which involved removing and infilling stairs to Level 1, and incorporate features that would allow for adaptability and future growth.
The Design:
Intermain’s in-house Design team took a turnkey approach, carefully curating spaces that balance functionality with modern design aesthetics. Each suite was equipped with open-plan workstation areas, large and small meeting rooms, private offices, and quiet spaces to accommodate different working styles and the diverse needs of future tenants.
Key design highlights include:
- Black exposed ceilings paired with linear LED lighting in two suites, creating a sleek, modern atmosphere.
- Custom joinery booth seating and partitioned archways to define spaces while maintaining an open, collaborative feel.
- Maximised natural light, with strategic spatial planning ensuring the tenancies are well-lit throughout the day.
- Communal kitchen breakout areas positioned along windows, offering a relaxed, scenic space for tenants to enjoy.
Overcoming Challenges:
A key challenge on the upper ground floor was noise from existing mechanical units. To solve this, Intermain collaborated with the base build mechanical contractor to implement acoustic solutions, such as wrapping the units and introducing acoustic air plenums. This innovative solution not only resolved the noise issue but also resulted in cost savings for the client, contributing to the project’s overall success.
The Outcome:
The market’s response was immediate. Upon completion, two of the suites were leased, with one tenant signing immediately after viewing the space. This swift uptake demonstrates the strong appeal of the thoughtfully designed, high-quality spec suites.

With the early success of these spec suites, Intermain looks forward to further collaboration with Growthpoint Properties Australia on additional floors within the building. A fresh look for Levels 3 & 4 of Growthpoint’s A-Grade commercial asset
Following the success of the Upper Ground Floor speculative suites, Intermain’s in-house design team took on the challenge of reimagining key spaces on Level 3 and part of Level 4 of 5 Murray Rose Avenue. By integrating modern design elements with much of the existing fitout, we were able to create a harmonious blend of functionality and aesthetics while maintaining sustainability as a core focus.
Key Features:
On Level 3, guests are greeted by a new, inviting reception area as they exit the elevators, setting the tone for the rest of the workspace. Behind sleek glass doors lies a naturally lit, 14-seat boardroom, complemented by three medium-sized meeting rooms that cater to various business needs. The lounge offers a versatile space for collaboration or relaxation, while the kitchen breakout area features a range of seating options, including booths, benches, and tables, designed to foster connection and comfort.
Custom Joinery:
Throughout the project, Intermain’s expertise in custom joinery played a pivotal role in elevating the design. From the sleek glass doors of the boardrooms to the detailed finishes in the kitchen breakout areas, every element was crafted to deliver both durability and style.
