Intermain recently completed a 23,500 sqm warehouse and office makegood for Centuria in Fairfield East, preparing the site for future leasing. Delivered within a tight 16-week programme, the project required careful coordination and efficient execution.
A key aspect was replacing 3,580 linear meters of fiberglass skylight sheeting and 3,000 sqm of insulation in the awning area. The old skylights were foggy and leaking, impacting lighting and efficiency. Multiple crane lifts were required to safely remove and install the new materials.
The makegood also involved dismantling a 400 sqm cool room panel by panel, each measuring seven meters high. Additionally, Intermain addressed structural issues in the warehouse floor, demolishing and replacing compromised sections to create a stable, level surface.
Extensive demolition and refurbishment works were undertaken, including removing old mezzanine floors, racking, security systems, and electrical components. Outdated lighting was replaced with LED fixtures, and ceilings and walls were refreshed with new tiles, patching, and painting. Fire system modifications were made to meet updated safety requirements.
Another major upgrade was the installation of a new passenger lift, requiring a blockwork lift shaft to improve accessibility and comply with DDA standards.
By addressing these structural, mechanical, and aesthetic upgrades, Intermain has transformed this warehouse into a prime distribution centre, ready for its next occupant.
