Design collaboration for practicality and cost-efficiency
Through a competitive tender process, Intermain’s ACT team secured the Level 1 and 2 upgrades and tenancy fitouts for Artifex Property Group at Central Village, 5 Constitution Avenue, Canberra. Collaborating with the design concept provided by Wool + Hay, Intermain’s design team played a critical role in transforming the architect’s vision into reality. They ensured the design intent was fully realised while balancing practical constructability and cost efficiency.
Enhancing functionality with flexible spaces
The project scope included upgrading the finishes and common areas across Levels 1 and 2, as well as delivering three executive-style speculative suites ranging from 131 to 562 sqm. These suites feature premium inclusions such as kitchen facilities, sit-to-stand workstations, and informal meeting areas, offering tenants flexible and functional workspace solutions.
Designed for versatility and tenant appeal
Designed with versatility and tenant appeal in mind, the speculative suites provide a range of options tailored to varying needs in scale, function, and aesthetics. Each suite incorporates a distinct colour palette, exposed ceilings, and striking stone or terrazzo benchtops in the kitchen and breakout areas, and custom joinery to collaborative spaces, creating inviting and sophisticated social spaces. The modern finishes and thoughtfully designed settings give prospective tenants the freedom to customise their space while maintaining a cohesive and contemporary workplace environment that aligns with current trends.
Seamless speculative suite delivery through strong partnerships
With a solid history of working in the building and strong relationships with key stakeholders — including the client, project management team, and leasing agent — Intermain’s team made sure everything ran smoothly from start to finish.
