Speculative refresh for enhanced tenant appeal

Set within Rhodes Quarter, one of Sydney's best-connected commercial precincts, this workplace collaboration with Frasers Property delivered a speculative fitout on Level 4 of Building F, Australia's first carbon-neutral building.

Approaching the project with sustainability at the forefront, Frasers Property Australia sought an adaptive reuse strategy that would also maximise the value of the existing tenancy while creating a contemporary, market-ready workplace.

The scope centred on the Level 4 fitout across 687 sqm, retaining much of the existing build including three meeting rooms, boardroom, three offices, utilities, communications and storeroom. This adaptive reuse approach minimised waste and extended the life of the existing fitout.

Engaging Intermain’s design services, the new layout introduced a 14-person boardroom, 60 workstations, informal collaboration areas and a warm, inviting kitchen breakout led by a centralised walkway that naturally guides occupants through the tenancy.

The result is a contemporary, market-ready workplace that balances functionality, flexibility and tenant appeal. Delivered for Frasers Property, Level 4 showcases the value of thoughtful adaptive reuse in creating a highly desirable commercial environment.
