Seven hi-end spec suites, made for easy leasing

Off the back of successfully delivering four spec suite fitouts on Level 3 of 91 King William Street, Intermain were requested again to design and construct a full spec suite fitout on Level 4, for Knight Frank, on behalf of Abacus. The project included five spec suite tenancies, together with a new common area and lobby.

The design brief required that each suite have an individual look and feel, coupled with a fit-for-purpose design intent, ready for tenants to move in and begin operating immediately.

Intermain’s in-house design team made careful selections of high-end finishes – inclusive of stone benchtops, feature screens, wallpaper finishes, furniture, and workstations – and incorporated these to provide unique spaces for leasing.

We worked to an adjusted construction schedule, in order to hand over one of the suites at an expedited timeframe, meeting the required leasing obligations. Due to an occupied, fully operational tenancy, the project was completed across a staged program to ensure minimal disruptions to the tenants.

Of the full floor fitout, three tenancies have already been successfully leased – including to the Department of Veteran Affairs and the Property Council of Australia. It goes to show how a high-end spec suite, coupled with an accommodating construction schedule can improve leasing outcomes, and deliver a great result all around.
