Peakstone engaged Intermain to design and deliver a 1,320sqm speculative workplace suite at Level 7, 637 Flinders Street, Docklands. Conceived as a warm, adaptable environment with strong leasing appeal, the suite balances flexibility, functionality and premium finishes to create a workplace ready for immediate occupation.

Designed to create a strong first impression

Delivered as a Design & Construct project, Intermain’s integrated design and delivery teams worked collaboratively from the outset to shape a space that feels both refined and welcoming. Given the reception’s inboard location, carefully considered lighting, joinery and material selections were used to create an elevated arrival experience.

Layered materials including natural marble, leather, timber and textured finishes introduce warmth and character throughout the tenancy, while integrated greenery softens the workplace environment and reinforces a connection to wellbeing.

Supporting the way modern teams work

The suite has been designed to accommodate a range of working styles, balancing focused work, collaboration and social connection. A mix of sit-to-stand and fixed-height workstations is complemented by hot-desking zones, project spaces, call rooms and a variety of formal and informal meeting settings.

Client-facing meeting rooms are positioned along the glazing line to maximise natural light and views, while acoustic treatments, storage-integrated planters and carefully planned zoning help manage noise and support productivity across the floorplate.

A market-ready workplace

The kitchen and breakout areas form the social heart of the tenancy, offering flexible furniture, integrated amenities and spaces that can easily adapt for team gatherings, workshops and events.

Delivered within a tight 10-week programme, early procurement and close coordination were critical to maintaining design intent and achieving a successful outcome. The result is a contemporary, leasing-ready workplace that combines flexibility, warmth and functionality within one of Docklands’ most connected commercial precincts.
