Creating ‘third spaces’ for community and collaboration

Intermain’s team recently completed the fitout of a new business lounge, aptly named “The Lounge,” at HWT Tower on behalf of building owners, ESR Australia. This “third space” redefines workplace interaction, offering tenants a welcoming social escape from their typical office environment. Designed to foster social connections, community engagement, and collaboration, The Lounge enhances the tenant experience by bridging work and leisure. It serves as a strategic space to attract and retain tenants, strengthening community ties and supporting employee wellbeing.

Design vision and Value Management

The project began with a high-level design by Hot Black, presented to the client prior to Value Management (VM). Despite considerable VM requirements, the Intermain team remained committed to preserving the design’s intent for the client. Through close collaboration with the client-side project manager, the team ensured that budget alignment was achieved without compromising design, a crucial success factor for ESR Australia.

Smart scheduling, smart delivery

Situated adjacent to high-profile news media outlets and a luxury hotel, the project required strategic scheduling to accommodate their unique hours of operation. Intermain’s flexibility was crucial to accommodate the needs of the occupants of the HWT and IBM Tower. Intermain demonstrated exceptional agility and flexibility, minimising disruption to tenants and maintaining project momentum.

The Lounge now stands as a testament to the collaborative efforts and meticulous planning of Intermain and their partners, creating a vibrant and inviting environment that enhances the overall tenant experience.
